Facility
Armada Nowlit Energy proposes to install nine natural gas generator units to supply electricity to nine on-site data processing modules at the Gayford site in Rocky View County.
The project will be developed in accordance with applicable federal, provincial and Rocky View County requirements.
Project location
and site use
The site is approximately 16 km southeast of Irricana and directly north of the existing Ember Resources natural gas compressor station. The balance of the parcel is expected to remain in agricultural use.

Proposed facility
configuration
The proposed layout places generator units, data processing modules, cooling equipment, emissions controls and electrical distribution within the surveyed plant site.

Six generator units are rated at 1.9 MW and three at 2.2 MW, for a combined installed generating capacity of 18 MW.
Nine data processing
modules
The nine modular containers house the data processing equipment. The generators would supply electricity for on-site use.
Closed-loop
engine cooling
Engine coolant circulates through sealed piping and rejects heat through air-cooled radiators. The design does not include cooling towers. No groundwater will be consumed for engine cooling; the coolant will be delivered directly to site by the vendor.
Pipeline gas supply
Natural gas would be supplied through a pipeline tie-in, avoiding routine fuel deliveries by truck. The final connection and access arrangements will be addressed during detailed design and review.
SCR emissions controls
The current design includes selective catalytic reduction (SCR) on all nine generators, together with predictive emissions monitoring.
Remote operations
The facility would be monitored remotely and visited for inspection and maintenance. No permanent on-site staff are proposed.
Environmental and
community assessments
The MSDP summarizes independent assessments of noise and air quality, alongside water and traffic information for the proposed design.
Armada Nowlit Energy has retained independent professional firms for geotechnical, EE and ESA work. The results will inform detailed design and regulatory submissions.
Noise
An independent, licensed acoustic consultant assessed the proposed equipment and site layout. The MSDP reports that the Noise Impact Assessment found levels below the applicable AUC Rule 012 limits, using 40 dBA as the stated nighttime design criterion. Final equipment selections and operating conditions will be reviewed through permitting.
Air quality
An independent, licensed air quality consultant modelled nitrogen dioxide concentrations, including background levels and emissions from the adjacent compressor station. The MSDP reports concentrations below the applicable Alberta Ambient Air Quality Objectives for the statistical measures assessed.
Water
No permanent municipal water or wastewater connection is proposed. Drinking water would be brought to site for construction and maintenance personnel, and a contractor would service portable sanitation facilities.
Traffic
Routine operations are expected to involve one to three inspection, maintenance or service visits per day. Construction traffic will follow approved access routes and road-use requirements.
Independent noise assessment
ACI Acoustical Consultants Inc. assessed the proposed equipment and site layout against AUC Rule 012. The July 2026 MSDP summarizes the findings.
The MSDP reports that no additional noise mitigation is required. Post-construction verification may be undertaken where required.

The landscape plan proposes native or drought-tolerant planting along the western and southern boundaries. Planting, shielded lighting and access controls are intended to reduce off-site effects while preserving emergency access and drainage.
These renderings illustrate the current proposal; they are not construction drawings. Planting, equipment and layout details will be confirmed through permitting and detailed design.
Operations, safety
and reclamation
The MSDP describes measures for emergency response, operational monitoring and reclamation at the end of the facility’s operating life.
Emergency response planning
Before commissioning, the project plans to establish remote alarms, shutdown procedures, responder access and coordination with local emergency services.
Operational monitoring
The operating plan includes emissions controls, equipment monitoring, maintenance records and a process for responding to complaints.
Decommissioning and reclamation
At permanent closure, the plan is to remove equipment and associated infrastructure and reclaim disturbed land for agricultural use or tame pasture.
Regulatory review
and permitting
The project will follow applicable federal, provincial and Rocky View County requirements. Construction and operation would begin only after the required planning decisions, permits and other authorizations are in place.

Rocky View County land-use review and any applicable provincial or federal approvals.
Detailed design and permitting
Confirm the site layout, drainage, road access, landscaping, lighting and emergency response arrangements.
Construction and commissioning
Construct in accordance with approved plans and complete required inspections and pre-operation checks.
